What is procedure for obtaining a building permit for the erection of a garden shed (or equal)?


Submission of a building permit application with appropriate fee in check form payable to the Village of Tarrytown and the following:

  • Location of proposed shed marked to scale on three (3) copies of a current survey/plot plan which has been developed by a licensed land surveyor.
  • Submit specification for construction of said shed in triplicate (3) or equivalent manufacturer's literature.
  • Indicate if said shed (assumed use is for non-habitable storage purposes) will be furnished with electricity and/or plumbing fixtures. If electrical and/or plumbing fixtures are provided, all work shall be done by Westchester County licensed individuals with appropriate local permits and in compliance with respective codes.
  • Copy of installation manual for erection of said shed including method of attachment to ground shall be submitted.

If proposed shed violates allowable setbacks and/or lot coverage, a variance from the Zoning Ordinance will be necessary to be obtained from the Zoning Board of Appeals. See Planning & Zoning office for variance application and said related procedures.

If said shed is visible from any public street, Architectural Review Board Approval is necessary after any required variances are obtained. The following shall be submitted for Board approval:

  • Architectural Review Board application shall be completed and submitted with appropriate fee in check form payable to the Village of Tarrytown. The Board meets the second Tuesday of each month and applications shall be received three (3) weeks prior to the meeting.
  • Scaled elevation drawings or equivalent sales literature showing shed appearance shall be submitted in triplicate (3) with previously noted location plans.

Upon approval of the Zoning Board of Appeals and the Architectural Review Board, where necessary, the above information is reviewed by the Building Department and any comments forwarded to applicant for resolution.

Plans are reviewed on the basis of first come, first served. When compliance with appropriate code and standards is shown, Building Permit is issued.
